Golden Visa! Greek Residence Permits for non-Eu citizens

Details on acquiring residence permits in Greece regarding non-EU residents.


 Residence permits for non-EU citizens are issued in Greece in the following cases:


A. Acquisition of a real estate property equal to at least 250,000 euro.

-Non-EU citizens that acquire real estate property in Greece are eligible for residence permits.

-In case there are more than one buyers of one property, the part of the property acquired by each buyer has to be worth at least 250,000 Euro for them to be eligible for such permit (This term is not applied in case the purchase is done by a married couple. In such case the total price can be at least 250,000 Euro).

-Permits are issued once the price is fully paid.

-Permits are issued within 2 months upon submission of all relevant documentation.

-All family members of the buyer are eligible for such permits (wife/husband, parents of the buyers, and children up to 21 years old).

-Such properties can be leased afterwards.

-Permit is valid for 5 years.

-Permits are renewed every 5 years for as long as the ownership of the property is retained.

-If the property is transferred to another non-EU citizen, the new owner is eligible for a residence permit, but the previous owner is no longer eligible for one.

-Holders of the permits do not have to live in Greece during the 5 year-period.

-Periods when holders of the permits live abroad are calculated in the 5 year period.


B. Total ownership (100%) of a Greek company that has property in Greece

Same terms as above are applied.


C. Lease agreement of a hotel or similar property

-Same terms as above are applied

-The contract has to be valid for at least 10 years.

-The lease payments for the 10 year period have to be equal to at least 250,000 Euro.

IMPORTANT NOTICE:

Such residence permits do not give any right for full citizenship.

Such residence permits are not working permits.


D. Acquisition of residence permits without the purchase of property

In case someone is interested in getting a residence permit without acquiring property in Greece, this is now feasible.

  -According to the current legislation non EU residents can acquire residence permits, in case they prove to have sufficient income abroad.

-A proof of efficient capacity to cover living costs, has to be provided i.e. a bank account presenting a standard annual income, the amount of which should be at least 2.000 euros per month (increased by 20% for the husband and 15% for each child).

-Residence permit is valid for 2 years and can be renewed.

-Residents permits are also issued for the family members
